Which came first... the house or the agent? LOL! Some say you should find a house, then work with the agent. Others say that you should find a competent and capable agent first, because you can find a good house anytime. Well, when you consider that your involvement with real estate to buy, sell, invest, or resolve your loan problem and avoid foreclosure is arguably the most valuable transaction you will likely do, it makes sense to work with a professional who has the experience, skills and education to get the desired results you want... especially in today's much more challenging market.
The market has changed from a hot market where any one can be labeled a "success" to today's market where you must have the expertise, negotiating skills and experience to get you the results you desire. Obviously, since skills and solutions are so important in today's market, then it makes sense to hire a broker who will represent you with the care you deserve and provide value to help you navagate through the real estate environment.
In the past, a buyer would go to an open house or see an ad, and call the listing or open house agent and if you liked the home, you would work with that agent, who may or may not be in your corner. As a buyer broker, you will be hiring a seasoned agent who will represent you with the level of service and professional care to achieve your best wishes. Having completed over 750 sales in the past 24 years, I cant tell you how many agents I meet who do not understand the process, legality or the contract terms where my client directly benefited from. With no disrespect to my fellow colleagues, the reality is that you have a choice to work with a experienced agent who will make sure you get a nice home at a fair price without giving away any extra dollars or actions. Think about it, would rather have your family member working with a veteran professional cardiologist who does 80-100 successful surgeries a year, or one that only does 1 or 2 per year?
As a buyer broker specialist, I ask for a commitment to you and I am willing to commit to you for a period of time, usually 30-90 days maximum. You get to work with a commited agent and, frankly, the agent will be more committed tyo work with you with the level of care you deserve, right? It is based on what is called a "buyer broker agreement, " which is like a short term employment agreement and it specifies what you want so we both know what the desired property, price range, and condition are and what the agent will do (with the buyer's cooperation and direction) to make this a successful transaction, which is what we all want, right? This allows you to have confidence up front on your real estate representitive while looking for the right property, working as a successful team to a successful result.
Now many buyers are known to look for homes first, and then work with the listing agent or open house agent. On the surface, it sounds normal, but what if you and the agent do not share the same views, not on the same page, or worse, dont see eye to eye? This can be damaging to your ability to secure and keep the house you like. After all, this is not like buying a bag of groceries... or even a car. This is a significant purchase that will likely take at least 30-40 days to close the escrow process, to say nothing of the 10, 20, or 30 days or more to find the right and perfect property that meets your purchase criteria.
I will normally meet with the potential client for a half hour or hour and review their goals, purchasing criteria, and what they would like to accomplish so I can provide them with the experience, home and results the want. This does not have to be insane process, which I often hear from my clients. Yes, you dont have to have a crazy process. After all, this is not the first time someone bought a house, right? I have a successful system and process that allows you to share your goals and financial requirements, and allows a Realtor to do their job... to find out what you want, find the right property, and process it toward the desired outcome, all the while keeping you informed and involved.
